About
This is Lakewood and we’re glad you’re here.
Welcome to Lakewood, our 300-home community nestled in beautiful central Wisconsin. Whether you like to boat, ATV, snowmobile, cross-country ski, hike or just want to get away and relax, this is the perfect place! As Lakewood property owners, we enjoy our own private recreational area on Wisconsin’s 4th largest lake, Castle Rock. With 300 feet of water frontage, we have access to a beautiful beach, a picnic area with a pavilion, a playground for the kids and sand volleyball as well as a ramp and piers for launching your boat.
Our Lakewood property owners are a friendly bunch so be sure to take a minute to meet your neighbors, dig your toes in the sand, toss a ball around and watch a spectacular sunset over the bay.

- Liens –
There are three open liens from a very long time ago. Two of these properties have since sold
and the liens were not paid. We are releasing the two sold Bernal – $440 and Parker $220.00.
One lien remains open and a letter for payment or proof payment will be sent. - Treasurer Report
- 12/31/2024 – General Fund balance – $20,490.62. Capital Fund (Lakefront) $2,276.37.
- Taxes – Wisconsin took $8,000 from our account for unpaid taxes. This was an error, and we are correcting it with the accountant. The account was paid $250 to file taxes and when they filed them, the wrong box was checked. We are actively looking for a new accountant. The accountant required the bank statements from 2022. Nancy Kubina had to request from the bank and the bank took over a week to furnish.
- We received a property tax bill from the county. We have two parcels that are on the lakefront. Lakewood was assessed $8.00 in taxes for these two parcels.
- Secretary Report
- A lien has been placed on the property owner that damaged the key card reader. We had sent a letter demanding payment and the letter stated, if we did not receive payment within 30 days a lien would be placed. The key card is also deactivated to the lakefront.
- In August we made the following motion to approve a presentation to the residents at the annual meeting to fortify the definition of “Guests” to be understood as “A person who visits occasionally. A guest is not a person, or persons listed on a lease, and is not responsible for paying rent or upholding other obligations in a lease or rental agreement.”
Ayes – Wolf, Palumbo, Kubina, Lesniak, Peterson, James
Nays – None
- Annette Wolf has requested from court house land maps for survey of the lakefront to prepare for survey of the part of land by pavilion of the ownership of Lakewood.
- New Business
- Schedule date of beach opening.
- Port A Potty will be in end of April
- Mid March – put noodles in for swim area. Date should be March 22, 2025 when the lake is still down.
- The board will host a pizza party at Spot in the Woods for the volunteers that have helped with all the volunteer work we received to get the lakefront ready to open and to close the lakefront. Nancy Kubina will be sending out invitations. This will follow the annual meeting. Pizza and soft drinks included.
- Dealing with realtors. We have had a few instances where realtors have harassed board members. In the future any contact with a board member will only be done through talktous. Board members do not need to give out their personal cell numbers, nor should any board member give out another board member’s cell number.
- Business Entity Transparency Act – Annette Wolf will review and let us know the next steps.
- The 2025/2026 Budget will be mailed out with the proxies, so owners have a chance to review it before the May meeting.
- September 21, 2024 Board Minutes
- Nancy Kubina made a motion to approve the minutes for September 21, 2024. Jesse James 2nd.
Ayes – Wolf, Palumbo, Kubina, Lesniak, James
