LAKEWOOD BOARD OF DIRECTORS MEETING MINUTES FOR Saturday, June 19, 2021
The Lakewood Board of Directors meeting was called to order by President Amy Volkmann at 9:00 AM.

2. APPROVAL OF MINUTES:
April 13, 2021 – Tabled for all to read before approving.
May 15, 2021 Nancy Kubina-Carroll made a motion to approve and was 2nd by Scott Geiger
May 1, 2021 Mini Meeting after annual meeting. Nancy Kubina-Carroll made a motion to
approve and was seconded by Stephanie Anderson.

3. TREASURER REPORT:
Amy Volkmann said the budget and expenditures look good so far for 2021. Lawn care services will be higher for 2021 due to the ongoing needed maintenance at the lakefront.
Amy Volkmann would like to approve $2,000 for wall repair and beach sand. The wall is cracking and will need some maintenance. Jason reviewed the wall and suggested to shore up the bottom. This would be a temporary fix until a new wall is approved. Beach sand is roughly $900 for 3 loads and would be 6 inches deep. Nancy Kubina-Carroll felt it was important to get the wall fixed first before the beach sand. Scott Geiger received a bid to reconstruct the wall in the amount of $6,500. This repair would only be up to the crack. Amy Volkmann to get an estimate from Jason also. Nancy Kubina-Carroll would like a sign by the wall to keep people from sitting, standing and jumping off the wall. Scott Geiger made a motion to contact Jason for an estimate to reconstruct the wall. Second by Nancy Kubina-Carroll.

Beach Sand – Carin Tio and Stephanie Anderson would like to see the additional beach sand. Nancy Kubina-Carroll made a motion to purchase sand this year and was second by Stephanie Andersen. Scott Geiger suggested we do the sand next year because by the time the sand is put down summer is half over. Also, there isn’t a way to get the bobcat on the beach without destroying the wall and steps. This should be done in March/April 2021 when the water is lower and can get on the beach. Board agreed to table until Spring 2021. Nancy Kubina-Carroll rescinded her motion.
Spring 2022 – will need estimates for beach sand, dredging and wall reconstruction.
Bontrager – $5770 for new metal roof for shed and pavilion. Should include the pump house with any left over material. Amy Volkmann has been trying to get in touch with them to have them begin the work. Very hard to get a hold of due to the hours he will be near a phone.
3. LAKEFRONT REPORT – Scott Geiger – From the approved $500 miscellaneous funds for landscaping approved at the last meeting, Scott Geiger has $189.01 left. With the money left over, would like to make the ATV/UTV parking larger, as more people have larger vehicles. Scott Geiger feels by removing the brush and a few of the smaller trees and moving the railroad ties so people could pull in from the drive, it will add additional space. The estimated cost would be less than $200. Scott Geiger would use the $189.01 left from the landscape fund. Nancy Kubina-Carroll made a motion to approve extending the ATV/UTV lot and seconded by Carin Tio.

Four trees have been removed this year. Another four trees will need to be removed next year. Scott Geiger would like the board to donate a maple tree in the bare area. The tree would cost each board member about $18.00 All present board members agreed that would be the best option.
Tree branches boat turnaround – people have been complaining the boat turn around needs the trees trimmed as the branches are scraping against their boats.
Lightbulbs – Scott Geiger has been replacing burned out bulbs with LED. These bulbs will save electricity. Two burned out bulbs have been replaced with 300 W LED’s.
Pier – the pier needs to be power washed. Cannot use any chemicals. Nancy Kubina-Carroll to check if he would power wash.
Horseshoe pit needs to be repaired. The wood is beginning to rot. Will table until wood pricing goes down.
Scott Geiger changed the water timer. The time was also incorrect. This has been corrected.
4. SECRETARY REPORT: N/A
5. RENTALS – There have been several complaints about the rentals in the area. The renters have been loud and obnoxious. Several complaints have come from 1956 19th Drive and 1739 19th
Drive. Need to review the bylaws and covenants to see when the rules were made and how they are enforceable.
6. SHIPPING CONTAINER – a homeowner has put a shipping container on their property and are using it as their cabin. Strongs Prairie has been notified and would like a letter regarding this issue. Strongs Prairie does not have a permit for this. It is not to code. Spring open –
Amy Volkmann would like to have a special meeting to review the bylaws and covenants to discuss what the board can and cannot do to enforce the rules.
7. AUGUST 7, 2021 PICNIC AND CARNIVAL –
Amy Volkmann would like to keep it simple. The board will provide hotdogs, brats, cookies, chips, pop and water. Anyone attending is welcome to bring a dish to pass. Nancy Kubina-Carroll would like the board members to bring a dessert. The board will provide hand sanitizer at the beginning and the end of the food table. Scott Geiger would like to announce the 50/50 raffle and other raffle items that will be for sale, so people will bring money to purchase tickets. Tickets will be 1 for $1.00 6 for $5.00.
Bags tournament – each team member will receive a $25.00 gift certificate to an area restaurant.
Kids activities – Carin Tio has games for the kids. Bozo buckets, duck game and other types of carnival games. We will spend $50 on prizes for the kids. Miss Anderson would like to help with the picnic. Money will come from the activity fund from Carin selling the Lakewood Koozies.
The invitation should include bringing chairs for your family. Need to do an email blast along with putting it on Facebook. Amy Volkmann to print flyers to mail.
Will sell koozies and t-shirts at the picnic.
Hours will be from 11-3 pm.
8 volunteers will be needed to help set up the day of the picnic. Set up will begin at 10 am.
Stephanie Anderson will develop another survey for feedback after the picnic.
8. BOARD RULES – need to review minutes from previous board meetings to review the rules that
have been passed. What can and cannot be enforced.
9. WEBSITE CHANGES – should change to a basic website. Need to clean it up. After the survey results it has been determined most people do not use the website, but instead look at Facebook. Stephanie Anderson to complete another survey on Survey Monkey.

Should we use godaddy instead of our current website? If we continue to use Ellen, only update the website quarterly. The cost of the website is $600.
Amy Volkmann to contact Ellen to remove anything that is over 3 months old. The carnival flyer needs to be added to the main page. Minutes from the last few meetings need to be added.
10. WELCOME LETTER – Stephanie Anderson to be in charge of welcome letters to new owners.
11. OPEN FORUM – 1919 S Cypress wants a key to the Lakefront. She is not a homeowner, but an ex-daugther in law. Only homeowners will have key cards for the lakefront.
