BOARD OF DIRECTORS MEETING

MINUTES FOR Saturday, September 16, 2023

The Lakewood Board of Directors meeting was called to order by President Amy Volkmann at 9:12 am

  1.     Roll Call:

Board Members Present             Amy Volkmann – President
Gretchen Peterson – Vice President
Ginny Palumbo – Secretary
Annette Wolf – Director

Not present – Carin Tio – Director, Jesse James – Director, Nancy Kubina – Treasurer

  1.     Minutes
  • Approval of the June 17, 2023 minutes

Jesse James made a motion to approve the minutes from the June 17, 2023 meeting.  Second by Gretchen Peterson.

Nayes – None

  1.     New Business
  • Nancy Adam has not paid her association fee for several years.  The board has agreed to send a notice of intent to foreclose on the property.  GinnyPalumbo to contact a real estate attorney and title company.
  • Several lots are only paying for one lot, not two.  Letters went to homeowners who only paid for one lot.  We did receive payment for some of them.  Liens placed on other lots not paid for.
  • Next dues letter will include the total amount due, to avoid any confusion.
  • Short term rentals.  A motion was made at a meeting on February 25, 2021 to add a rule no short term rentals.  Need to send a letter to homeowners to vote on short term rentals.  Amy Volkmann wants to discuss at the October 7, 2023 meeting and have an actionable plan.
  • Should we hold a public meeting to discuss the change of the bylaws?


  1.     Old Business
  • 40 homeowners have not confirmed their gate key numbers.  These will be deactivated.
  • Still need to decide on a set of gate codes for the pavilion, emergency, and vendors.
  • 100 more keys have been ordered and received.

 

  1.     Lakefront
  • Cameras have been installed in various areas.  Cameras have caught several people jumping the fence.
  • Fixing the wall Chris Wolf has volunteered to be part of the committee to help repair the wall.  The cost of the wall will be between $6,000-$9,000 to fix and put part of the retaining wall back.  Alternatives would be a step down with railroad ties at the cost of $4,000 because of Ben Fletcher donating his time and excavator to repair.  Otherwise the cost would be $10,000 plus to repair..

A motion was made by Gretchen Peterson and second by Jesse James to approve the repair of the wall with a terrace step down.

  • Ben Fletcher to donate time and excavator to the wall.
  • Fencing around the pavilion has been installed by Ky &, Dawn Kvam and Robert Deren
  • Bill Collins has fixed the valves of the shower
  • Terry Anderson will be winterizing the water.  This will save the association $300.00
  • Terry Anderson took down the signs and Kathy Pugh will refurbish during the winter.
  • Nick Olson will redo front flower boxes.
  • Boat launch – Ben Fletcher to drudge next year.  Amy Volkmann to reapply for permit and renew.
  • Driveway to launch needs to be fixed without the bend.
  • Need signs on the property and by the beach front – Lakewood Association not liable for Property Damage and a sign stating No trespassing Private Park Lakewood Association.
  1.     Secretary 
  • We have had 1 lien paid this year in the amount of $458.60 for a property that was sold.
  • All receipts must be either email or handed to the Treasurer.  The Treasurer will not accept text receipts.

A motion was made by Gretchen Peterson and seconded by Jesse James to adorn the meeting at 10:39 am.
