MINUTES FOR Saturday July 27, 2024

The Lakewood Board of Directors meeting was called to order by President Annette Wolf 10:07 am

  1.     Roll Call:

  1.     Minutes approval –

    June 8, 2024 & June 24, 2024 – Jesse James made a motion to approve the minutes and was
                second by Carin Tio.
  2. Treasurer’s Report
  • 4th of July Picnic:
    Raised $610.00
    $196.00 from board baskets
    $271.00 from T-Shirt Sales
    $143.00 from 50/50 raffle
    Expenses $558.00.

  • Gate key maintenance.  Nancy has turned off the keys for the short term rentals and the owners that have not paid their association fees to the beach.
  1. New Business/Old Business
  • Next year’s 4th of July Picnic – Gretchen Peterson will donate the decorations for it.
  • Carin Tio made a comment that Bill will probably not do the ATV Parade next year.  He was upset the gate was not left open.  This was discussed.  The gate has a delay and stays open long enough for the riders to go through.  As each rider goes through the timer is reset.  This gives plenty of time for everyone to get through.  If the gate by chance does close, every property owner has a key to get in.  
  • Stair status.  It has been noticed the rocks are falling off the side of the stairs.  What can be done to keep the rocks in place.  Annette Wolf will talk to the Amish guy for suggestions on how to keep the rocks in place.
  • Steve Holmes is still on the lock box AT BMO Harris.  Annette Wolf will go to BMO to close the lock box week of August 29, 2024 and move to Community Bank.
  • Gate access trouble shooting – Nancy Kubina has to take the treasurer computer down to the gate to make any changes to the gate keys.
  • Gretchen Peterson said that all property owners should get two key cards for the beach.  Annette Wolf said it should stay the same as it has been.  Each property owner gets one key card and any additional key cards must pay $30.00.  Annette Wolf made a motion that if a new owner is not given a key card at closing they will receive one for free.  Anyone that has purchased a key card in the last six months, because the old owner did not pass on the key card, will be entitled to another key card for free.  This was seconded by Gretchen Peterson

  • All keypad codes have been erased.  During the updating of the gate codes, we found out board members gave out the code to other residents.  To prevent this in the future, the only people that will have access to the keypad codes will be:
    • When the Pavilion is reserved.  A code will be given for the property owner to give to their guests the day of the party.  After the party the code will be deleted.
    • Emergency Services
    • Landscaper
    • Dock Solutions
    • Porta Potty Company

  • Rentals – Annette Wolf discussed that when they purchased there, they liked the idea the beach was private and only allowed for property owners use, and not be used for short term rental use.  Annette to put on the agenda for the annual meeting.
  • Facebook posts – Annette Wolf said our facebook page is filled with advertisements for the bars in the area.  If we are going to advertise the bars, they should pay us a fee.  Carin Tio said they won’t.  Ginny Palumbo said if people want to know what is happening at the bars, they should just like the bars Facebook page.  Carin Tio said she has had a lot of property owners that said they like it.  Further discussion was tabled.

  • 5 year plan – 
    • Replace driveway to launch.  The asphalt pebbles put down is not working
    • Fencing – need survey of the property first.  Then we will make a decision on the next steps.  Should we start down by the lake and work our way up to the street?
    • New web cameras with a wi fi connection.  These can be purchased from Costco and we would only need the wifi for 5-6 months out of the year.  This would enable video recording.  The cameras will be purchased next year.
    • Boat Launch Extensions similar to Pentenwell Lake – Annette Wolf received information to get approval from the DNR for this.
    • Well Pump – Carin Tio to contact Dennis Quinell to look at the pump and give us a quote to fix or replace it.
    • Move the web page to another search engine.  Will need to review for next year.
    • Received three attorney invoices for the Nancy Adam property.  Two for $47.00 each and one for $141.00.  The board agreed we should pay the two for $47.00 and dispute the one for $141.00, as the attorney took it upon themselves to do more for the case than requested.
    • Nancy Kubina said no board member should give out another board member’s phone number to a property owner.
    • There is a property owner who is having a bonfire 24/7 when they are at the property.  No one is watching the fire.  They leave it raging and go to bed.  The fire department was called and never called back.  Annette Wolf asked Gretchen Peterson to have the neighbor who reported this talk to the neighbor and ask the fire department if they have a burn permit.
