The Lakewood Board of Directors meeting was called to order by President Annette Wolf 10:13 am

July 27, 2024 – Nancy Kubina made a motion to approve the minutes and was
second by Emily Lesniak.

- Safety Deposit Box at BMO Harris. BMO Harris will not allow us to close the box without one of the box signers. The signers must be present to sign to close the box. Amy Volkman and Annette Wolf met with Dawn at BMO Harris and received this information. The signatures on the box are Kelly Bain and Steve Hansen. Only one signature is needed to close the box. Ginny Palumbo to check with Kelly Bain for help.
- Discussion regarding cameras at the lakefront. November 1, 2024 will change the plan to the free plan.
- Motion to turn off key cards for any short term rental properties, if less than twelve months. This has been discussed by the property owners at several of the last meetings. The secretary will send a letter to the property owner stating it has been verified their property is a short term rental and they will no longer have access to the lakefront. Ginny Palumbo made a motion and Nancy Kubina seconded.

Need to add to annual dues letters – No Beach Access if known short term rental. Motion passed
- Need to add the budget with future projects list.

- Treasurer’s Report
- As of August 31, 2024 there is $32,658.12 in the general fund.
- The new dues per lot for 2025 will be $87.85. Gretchen Peterson motioned to approve $87.85
for the dues next year and was seconded by Carin Tio.
- Lien total is $3,116.50. Ginny Palumbo will send additional letters to those with liens to try to get those paid off.
- Nancy Kubina would like to use any lien money received for additional fencing for the lakefront property. Ginny Palumbo made a motion to approve lien money received will be used for the fencing for the lakefront. Gretchen Peterson seconded the motion.

- Secretary’s Report
- Pending damage to the key card reader from All Seasons for repairs is $850.00. Ginny Palumbo will send a letter to the homeowner that did the damage with the Article 5 Section 5.5 regarding damages made to the common area by a property owner will need to be paid by the property owner. If not paid, a lien will be placed on the property. To release the lien the property owner will also have to pay an additional $150.00 including $850.00 for the damage. Nancy Kubina made a motion to send the letter to 1740 19th Ct. and was seconded by Carin Tio.

- Well Pump Update – Nancy Kubina will contact Wisconsin Septic & Well to get update on the issues with the well pump
- Planter Box – update – Nancy Kubina will order
- Annette Wolf will obtain a quote to secure the stairway from All Seasons,
- Received a proposal from All Seasons to cut tree branches from gate to lake front for $80.00. Gretchen Peterson made a motion to approve and was second by Carin Tio.

- Spring project – need a load of stone to fix the potholes in the driveway.
- Lilac Bushes for the stairway
- October 5 – take noodles out of the water and restring noodles. Take volleyball net, signs and swings down.
- Diane and John Stormoen suggested we look at buoys for the lake that are already strung similar to Northern Bay.
